What Do You Need to Do?
Advise your settlement agent of your full legal names and current contact details, including postal, phone and email contacts. Don’t leave this to chance - don’t assume anything!
BUYERS
- You should see your banker or broker immediately (ie. the same day your offer is accepted) to arrange your finance. Give them a copy of the offer and acceptance so they can commence their processes.
- First home buyers need to complete their application for the First Home Buyers Grant and submit it. This is usually done with the assistance of the banker.
- Pay the deposit by the due date.
- Sign all documentation without delay. If you do not understand it, talk to us or the broker or bank so as to not delay the process.
- Once finance is approved, make sure we receive a copy of it or advise us so we can obtain a copy.
- Ensure all reports required (termites, building, electrical, plumbing, pool/spa, etc.) are arranged to comply with your contractual obligations.
- Stamp duty MUST be paid before settlement. If included in the loan, please ensure the lender is aware that it needs to be released prior to settlement to enable settlement.
- Perform the final inspection in good time to ensure all conditions of the contract are met.
SELLERS
- You need to contact your bank or mortgagee once the buyers’ finance is approved to arrange the discharge of the mortgage.
- Ensure you either provide us, or an authorised post office, with the necessary identity documents (generally an Australian passport and drivers license) to enable your identity to be verified in line with government requirements mandated from 1 January 2013.
- Provide the necessary access for inspectors to carry out required inspections.
- Attend with timeliness to any matters that arise from any reports.
- Advise us if you are paying rates, water bills or land taxes.
- Advise the phone, electricity and gas utilities that you are moving out. We do the rating agencies (water, shire and state land tax.)
- Ensure the settlement documents (Land Transfer and Mortgage) are correctly signed and witnessed.
